Buying a Spanish home is the start of an adventure, a new beginning but please be aware that the agreed price is only the start – the final outlay will certainly be between 10 and 15% greater depending on where and what you buy.
Realtors don’t always give you the full picture so this blog sets out to help you make an “INFORMED PURCHASE” so youknow what to expect in advance.
1. Purchase Taxes: The Biggest Extra Cost
The first major cost is property purchase tax, and it depends on whether the property is resale or new build.
A. Resale Properties
If you buy a resale home, you pay Property Transfer Tax (ITP).
- Andalusia: – 7%
- Valencia, Alicante, Cataluña – 10%
- Madrid – 6%
- Murcia – 8%
- Others – 6-10%
B. New Build Properties
For new builds, taxes are different:
- VAT (IVA): 10%
AND
- STAMP DUTY (AJD): 0.5 – 1.5% (varies by region)
2. Notary, Land Registry & Administration Fees
All property purchases in Spain must be signed in front of a Notary and registered officially.
Typical costs: Between 1.5 and 2% of purchase price for all combined

3. Legal Fees: Why a Lawyer Is Essential
A property lawyer is not optional if you want to buy safely in Spain.
Your lawyer will:
